A CSSS knows how the lender will want the property positioned and listed. They have contacts and referrals to find buyers quickly. They have additional creative marketing tools to make the property stand out. They have the attention to detail to make sure that it closes in a timely fashion.

A Certified Short Sale Agent has the following qualifications:

  1. Has passed the Short Sale Certification exam
  2. Has worked with lenders to resolve imbalances between property values and mortgage debt
  3. Has positioned, priced, and marketed homes that have such an imbalance
  4. They have or will have committed to close three short sales in the  twelve months prior to or following course completion and passing the exam.  They must provide documentary evidence of closing to maintain their certification.

In a normal sale, if the property doesn't close, all you lose is time. In a short sale, if it doesn't close, you could lose your home to foreclosure. A Certified Short Sale Specialist knows what is at stake, and they have all the training and tools to help you avoid foreclosure.
